The Facilities Maintenance Technician is responsible for maintaining the entire apartment community including all interior and exterior areas on a day‐to‐day basis. A working knowledge of painting, drywall, minor electrical, power tool use and plumbing experience is preferred. Participate using a team approach to business that will continuously promote organizational morale.
Responsibilities
- Supervise the daily maintenance schedule and coordination including follow up of all work orders to resident satisfaction.
- Maintain high standards of properties curb appeal.
- Housekeeping of all common areas.
- Regularly complete preventative maintenance logs and submit report to Maintenance Supervisor, Regional and/or District Manager.
- Conduct quarterly inspections of both exterior and interior of buildings, including apartment homes.
- Implement Safety/Security Programs.
- Responsible for lock outs and security of keys on property.
- Complete move out inspections with supervisor, key collection and move out work order creation with supervisor.
- Make Readies: painting, drywall repair as needed, regular maintenance, cleaning, moving appliances, pulling flooring as needed, carpet cleaning as needed.
- Maintain Inventory for supplies and tools.
- Maintain high standards of all maintenance storage and office areas.
- Observe and provide evidence of capital improvement needs for operations budgets.
- Complete non-emergent work orders within 48 hours. Emergencies must be taken care of at the time of notification.
- Build and maintain resident and vendor relationships.
- Create a TEAM environment.
- Daily, weekly, monthly meetings with supervisor to coordinate responsibilities and goals.
- Attend training as directed by supervisor/home office.
- Attend Resident/Community meetings and functions.
- Follow after hour emergency maintenance policies and procedures.
- Report any issues or damages on site to supervisor.
- Snow/ice removal during inclement weather, submit ice melt log with maintenance logs.
- Perform inspection on scheduled move outs upon receiving notice to vacate.
- Responsible for applying good judgment and professional courtesy when receiving 24-hour emergency maintenance calls.
- Walk the property daily to manage trash, debris, and general curb appeal.
- Work with vendors and managers to obtain bids on projects as needed.
- Maintain a secure system for managing entry keys and general access to residential units and office space(s).
- Make sure all safety protocols are followed when performing job duties on a day-to-day basis.
- Have the ability to lift 15/25/75 pounds on a regular basis.
- Have the ability to ascend/descend a ladder to service the property.
Have the ability to work in outdoor weather conditions, as needed.
